Our property management services in Wales are totally unique and customised to meet your specific needs. We can assist in managing it to its full potential because we cover a large area. We operate all of our services on a "no let, no fee" basis. That means you won't have to pay us anything if, for some improbable reason, we are unable to find you a suitable tenant.

What we do for you?

In order to discuss your needs, the first step is to schedule a meeting with one of our rental experts, either in person or over the phone. We'll perform a free valuation to give you an idea of the potential rental income for your property, and we'll then put together a customised management plan with a breakdown of the associated costs for you to consider.

Finding new tenants:
  • Viewings accompanied for pre-selected candidates.
  • Detailed tenancy referencing.
  • Social media audits of tenants.
Paperwork and legalities:
  • serving the tenants with all required documents at the beginning of the tenancy.
  • Getting the tenants' necessary signatures.
  • Entering the tenant's security deposit in a legally required, government-backed deposit protection service.
  • When the tenant moves in, reading the metres and delivering the results to the utility providers.
  • Giving the council tax department the information about your tenant.
Tenant management:
  • Pursuing unpaid rent, if necessary.
  • Being the first point of call for tenants in the event that any issues develop.
  • Addressing maintenance concerns.
  • Ensuring adherence to governmental regulations.
  • Conducting thorough inspections of the property on a regular basis to make sure there are no problems you should be aware of.
  • Service of notices (when appropriate).
End of tenancy services:
  • Checking out the tenant from the property after the agreement has expired.
  • Dealing with deposits and returns (e.g. if any money needs to be withheld to cover accidental damage etc.).
  • Coordinating any final-tenancy repairs.
Landlord assistance
  • At the end of the tax year, producing a draft Self Assessment form.
